Usage

Property Valuation: Estimating the value of a property can be important for investors in identifying properties to buy or sell. One approach to establishing a property's value is to consider a range of property 

Target Marketing: Vendors will often target products or services to homeowners based on specific property characteristics. e.g. pool cleaning services are looking for properties with swimming pools. Roofing repair companies are looking for houses with roofs of a particular type or age.

Sourcing

Property Characteristics are sourced almost exclusively from the Tax Assessor Office of the jurisdiction to which a property belongs. Because most jurisdictions rely heavily on property taxes as a source of income, the Tax Assessor data provides one of the most comprehensive sources of public domain information about properties. The accuracy of the information is very much dependent on the processes for gathering and updating this information.

Note: When properties are listed for sale, the property listing will often contain information that is more comprehensive and more up-to-date than the characteristics collected by the Tax Assessor. Strict controls are often placed by the MLSs that own this listing data. To ensure compliance with these requirements, ATTOM only makes this information available as a separate data element.

Understanding the Data

ATTOM ID

Because there is not a universally accepted standard for property identification (like the use of SSN to identify US citizens), properties can be difficult to identify. Alternatives such as APN or street address can change over time and they often lack a consistent way of being formatted. ATTOM addresses this by assigning a single, permanent identifier to each property in the form of a very precise number (integer).

  • Being numbers (integers), ATTOM IDs can be processed very quickly in relational databases, improving the speed with which properties can be identified and matched.
  • An ATTOM ID of 99999999 is assigned for properties that we cannot identify/match
