Hazard Boundaries

Flood Zones

The Federal Emergency Management Agency (FEMA) maintains maps that estimate the probability of flooding. These cover 90% of the US land mass and are designed to support the National Flood Insurance Program.

Flood Insurance Rate Maps (FIRM)

FEMA publishes its flood assessments in Flood Insurance Rate Maps (FIRMs). Each FIRM shows flooding information for the entire geographic area of a county, including incorporated communities within the county. The FIRM Panel associated with a property is used to identify the official map that provides flood information for that property.

Flood Zones

Each FIRM will contain flood zones, areas on the map that have been assessed as having a similar probability of becoming flooded. These zones are allocated a code based on the level of flooding assessed e.g. Zone A, Zone X. By establishing which flood zone a property belongs to, it is possible to establish the level of risk for flooding for the property. Properties, especially large ones, may be covered by more than one flood zone.

FEMA Flood

As part of the National Flood Insurance Program, the Federal Emergency Management Agency (FEMA) publish information about flood risk by dissecting the US into 72,000 areas. These are known as FIRM Panels and FIRMettes - Flood Insurance Rate Maps (FIRM). Each FIRM Panel identifies areas (flood zones) in which there is a specific risk of flooding.

Description Areas identified in a community's FIS as areas of moderate or minimal hazard from the principal source of flood in the area.  However, buildings in these zones could be flooded by severe, concentrated rainfall coupled with inadequate local drainage systems.  Local stormwater drainage systems are not normally considered in a community's FIS.  The failure of a local drainage system creates areas of high flood risk within these rate zones.  Flood insurance is available in participating communities but is not required by regulation in these zones.0
